Foreclosures and Short Sales
Foreclosures (the property has been taken back by the lender) and short sales (a bank agrees to accept less than is owed to pay off the debt in full in order to avoid foreclosure) have always been a reality in the housing market. They can be complicated, take time, and involve other considerations such as taxes and credit scores.  Be sure you understand all of your options, research the local market (don't rely on what is happening somewhere else) and engage the local real estate community including brokers, lenders and title companies to assist you through the process. Having that expertise is invaluable and Missoula has some of the best.
